A lender approached Flex Workspace Solutions (FWS) seeking expert guidance on how to reposition a 122,000 square foot building in Denver, CO. The building had a mix of retail, spec suites, coworking, and a rooftop event space. The lender had recently taken back the asset from a previous tenant and needed a comprehensive plan to maximize occupancy, revenue, and long-term value.

 

Building the Partnership

After a thorough evaluation, FWS partnered with the lender to not only recommend a repositioning strategy but also take an active leadership role in executing it. The plan included:

 

  • Retaining 48,000 square feet for coworking and spec suite operations to drive flexible revenue streams.

  • Partnering with a local broker to position and lease the remaining office floors as traditional long-term leases.

  • Coordinating with a property management company specifically for the traditional office floors, while FWS directly managed all flex space operations.

 

FWS was entrusted to lead both the coworking operations and the overall repositioning effort, becoming a hands-on management and execution partner—not just an advisor.

  • Coordinating with the property management company to ensure the traditional office floors were professionally maintained and operated at a high standard while the FWS team retained direct control of all flex operations.

 

Because the coworking space and amenity areas were positioned as open to all tenants, not just coworking members, FWS helped create a dynamic that made the entire building more attractive.
